Lunch & Learn: The New Appraisal Report

On November 2, the appraisal industry changes. Fannie Mae and Freddie Mac's new UAD 3.6 appraisal report becomes mandatory, replacing the 1004, 1073, 1025, and every other form agents have been reading since 2005 — with one dynamic report. FHA, VA, and USDA are moving on the same timeline.

Join us for a Lunch & Learn with Clay Collins of Southern Highland Appraisals, who has already completed several UAD 3.6 reports and will walk through the new format using real, redacted pages from his own files.

This session is built for agents — not appraisers. The goal is to show you what's different, what it means for your clients, and what you can do to keep deals moving while everyone gets used to the new format.

Topics include:

  • What UAD 3.6 replaces and where the rollout stands right now
  • A tour of the new report — where to find the value, contract analysis, and conditions
  • Quality and condition ratings, including how kitchens, baths, and features are now rated individually — and why "updated" finally has a definition
  • Square footage measured to ANSI and reported by level — and why above grade vs. below grade is where most surprises come from
  • ADUs — how basement apartments, second kitchens, and guest cabins are reported
  • The new market section and time adjustments, including why a comp from last year may get adjusted
  • The comparable grid, which now requires support for every adjustment and includes comps the appraiser considered but didn't use
  • Photos and inspection requirements — and why inspections are taking longer
  • Practical transaction effects: turn times, fees, hybrid and desktop products, and the reconsideration of value process
  • Three checklists agents can use immediately: getting the MLS listing right, what to send the appraiser once under contract, and getting the seller ready for inspection day
  • Western North Carolina specifics — private roads, views, wells and septic, walk-out basements, cabins, short-term rentals, and modular vs. manufactured
  • How to read the new report in five minutes
